VA Loans in Texas

VA loans are a benefit you earned through your service. They're backed by the U.S. Department of Veterans Affairs, which lets lenders offer terms that are hard to beat. Most buyers can put nothing down and skip monthly mortgage insurance. I've helped many military families buy homes across Texas, and I'll walk you through every step.

Why Buyers Choose VA

No Down Payment

Buy with 0% down if you have full entitlement.

No Monthly Mortgage Insurance

That keeps your payment lower than most loans with little down.

Flexible Credit

VA doesn't set a minimum score, and past credit issues may be OK.

Help with Costs

Sellers can pay your closing costs, plus up to 4% more in concessions.

Use It Again

Your VA benefit isn't a one-time deal. You can use it again on a future home.

Things to Know

You'll need a Certificate of Eligibility, which shows VA that you qualify. I can usually get yours in a few minutes. Most buyers pay a one-time VA funding fee, which can be added to the loan. Veterans who receive VA disability compensation don't pay it. The home must be your primary residence and meet VA's basic safety standards. If the home needs repairs, a VA renovation loan lets you finance them in the same loan.

Common Questions

  • Who can get a VA loan?
Veterans, active-duty service members, and National Guard and Reserve members who meet VA's service requirements. Some surviving spouses qualify too. If you're not sure, I can check your eligibility for you.

  • How much is the VA funding fee?
For most first-time VA buyers with less than 5% down, it's 2.15% of the loan amount. It goes down if you put 5% or more down, and it's higher if you've used your benefit before. You can add it to your loan, so you don't need cash for it at closing. If you receive VA disability compensation, you don't pay it at all.

  • What credit score do I need for a VA loan?
VA doesn't set a minimum. Each lender sets its own, so I compare options across many lenders to find the best fit for your credit.

  • Can I use my VA loan more than once?
Yes. When you sell your home and pay off the loan, you can usually use your full benefit again. In some cases you can have two VA loans at the same time.

  • What is the Texas Veterans Land Board home loan?
It's a Texas program for veterans and military members, run by the Texas Veterans Land Board. You can pair it with a VA loan and still keep the zero down payment and no monthly mortgage insurance. Veterans with a VA disability rating of 30% or more may get a lower interest rate. I'll show you whether it saves you money compared to a VA loan alone.

  • VA, FHA, or conventional: which is right for me?
If you're eligible, VA often comes out ahead because of the zero down payment and no monthly mortgage insurance. There are times when another loan costs less, depending on your down payment and the home. I'll run the numbers side by side so you can see the difference.
