Buying a home is a big step, but it doesn't have to feel overwhelming. When you know what comes next, each part of the process gets easier. I've helped Texas families own their homes for more than 20 years, and these are the steps I walk every buyer through.
Decide on a monthly payment you're comfortable with, then stick to it so you can focus on homes in your range. Your payment includes more than the loan. Plan for property taxes, homeowners insurance, and closing costs like the appraisal, title insurance, and title company fees. Leave room for moving expenses too.
Before you look at homes, find out what you can afford. We'll look at your income, debts, and credit, and talk about the monthly payment that feels right for you, not just the biggest number you could qualify for.
A pre-approval letter shows sellers you're a serious buyer and makes your offer stronger. Many sellers won't look at an offer without one.
Many buyers need less than they think. Some loan programs allow as little as 3% down, and VA and USDA loans can allow zero down for buyers who qualify. Your down payment can come from savings, and some loans allow gift money from family. If you need extra help, we can talk about assistance programs too.
Think about the area that fits your life, like your commute, schools, and what's nearby. Then decide on the type of home, whether that's a single-family house, condo, townhome, or multi-family property. Make a list of the bedrooms, bathrooms, and living space you need.
Your agent will help you find homes and write your offer. Keep an open mind about homes that need some work. Move-in ready homes often go fast, and a renovation loan can let you buy the house and finance the repairs together.
Most Texas home contracts include an option period, a short window after your offer is accepted to get inspections and decide if you still want the home. This is the time to schedule your home inspection.
Once you're under contract, your loan moves into processing. You'll send updated documents, and the lender will order an appraisal. Keep your job steady and avoid new credit cards or big purchases until after closing.
In Texas, closings usually happen at a title company. You'll sign your final papers, bring your closing funds, and get your keys.
Your loan officer and real estate agent are still there for you after you get your keys. They'll be a huge help with filing your homestead exemption, finding service providers and looking for ways to save you money. Check in with them when rates change, when you're thinking about repairs or using your equity, or when you're ready for your next move.
Texas has no state income tax, but property taxes are higher than many states. That matters, because your taxes are part of your monthly payment. When we talk about your budget, we'll include taxes and homeowners insurance so there are no surprises.
How long does it take to buy a home in Texas?
Most purchases close in 30 to 45 days once your offer is accepted. Getting pre-approved before you shop helps things move faster. We can close in as little as 10 days in some cases.
How much do I need for a down payment?
It depends on the loan. Some programs allow as little as 3% down, and VA and USDA loans can allow zero down for buyers who qualify. Down payment assistance can help too.
Do I need perfect credit to buy a home?
No. Many loan programs work with less-than-perfect credit. I compare options across many lenders to find one that fits your situation.
Can I buy a home that needs repairs?
Yes. Renovation loans let you buy the home and finance the repairs in one loan. It's a great way to get into a neighborhood you love.
