Get Pre-Qualified for a Home Loan in Texas

A pre-qualification letter tells you how much home you can buy. It also shows sellers you're ready to make an offer. I check your documents and credit before I write your letter, so you can count on the number in it.

What Your Letter Tells You

Your letter shows the loan amount and loan type you qualify for. Your agent sends it with your offer so the seller knows you can follow through. It isn't final loan approval. That comes after you choose a home and the appraisal and underwriting are finished.

Why My Letters Hold Up

Some letters are written after a quick phone call. Mine are based on your paperwork. I review your income documents, bank statements and credit report before I write anything. If something needs attention, like a credit dispute, we fix it now. You don't want to find it after you're under contract.

How to Get Started

Start with the online application. You'll upload your documents and order your credit report from your task list. Once I've reviewed everything, we'll meet to go over your loan amount, your payment and what happens next. The How to Apply page walks through each step.

Questions About Pre-Qualification

Will getting pre-qualified hurt my credit?

You choose the type of credit check. If you're ready to buy now, choose a hard pull. If you're planning ahead, choose a soft pull, which won't affect your score.

Do I need a letter before I look at homes?

Many agents ask for one before they show homes, and sellers expect one with your offer. Getting it first also keeps your search focused on homes that fit your budget.

How long is my letter good for?

Your letter is based on your current documents. If some time passes before you find a home, I'll ask for updated pay stubs and bank statements and refresh it.

Is pre-qualification the same as pre-approval?

People use the two words in different ways. Some letters are based only on what you tell the loan officer. Mine are based on your documents and credit report, which is what many people call a pre-approval.
