Applying takes three steps, and you can do all of them online. Once I have your application and credit report, we'll sit down and go over your options.
Fill out the online mortgage application. This is where you enter your personal and financial information for me to review.
After you apply, you'll get a list of documents based on your answers. Upload as many as you can. If you don't have some of them yet, we can gather them later.
Use the link in your task list to request and pay for your credit report. You stay in control of your credit, and the report comes to me for your pre-qualification. The cost is $130 plus tax, paid directly to the credit bureaus. Only fill in the required fields. Choose a hard pull if you're ready to buy now, or a soft pull if you're planning for later.
After I review your application and credit report, we'll meet to go over your loan amount, your monthly payment and how the buying process works. Bring your questions. If you'd rather do your application with me in person, book a time on my calendar.
It's my review of your income, savings and credit to see what loan amount and loan type you qualify for. Mine are based on your documents, so you get a number you can shop with. You can read more on my Pre-Qualification page.
Your documents confirm what you put on the application, like your job history, income and savings. Not every loan officer asks for them this early. I do, because when I tell you you're pre-qualified, I want you to be able to count on closing once you find a home.
Your debts play a big part in how much you can borrow, so I need your credit report to review your file. Paying for it yourself means you get your own copy to check for mistakes and see your scores. I'll credit you back the cost at closing.
A home is likely the biggest purchase you'll make, so it helps to have someone on your side. A good agent helps you pick a home and set your offer price, and they work with the seller's agent for you. They know the local market and can keep you from paying too much or choosing the wrong house.
I don't require one, but I strongly recommend it. An inspector tells you what's working, what needs repair and about what it might cost. That's especially helpful with an older home. If the inspection turns up repairs you want to make, ask me about a renovation loan.
